A decision on your application will be made usually 3 to 5 business days after the receipt of your complete application, associated paperwork and non-refundable background investigation fee.

The tenant is usually given a choice of selecting an existing home on an established lot. No manufactured homes purchased from other vendors are allowed on Evergreen.

The last month’s rent is held as a security deposit for reserving the lot for up to 30 days. After 30 days, the security deposit is not refundable and is forfeited.

Yes. Engineering calculations for water and sewer allow for 2 people per lot. A $50 surcharge will be applied per person … up to a total of 3 or 5 inhabitants (lot specific). The only other extra fee, and it is optional, is for pets.

Not yet … but soon. Evergreen Community will offer new “Move In Ready” homes for sale in 2022.
· Sometimes current Residents offer their homes for sale as well. All homes are privately owned and sold, so please drive through the park and take down their phone numbers to call and ask for information and pricing.

In the 1940s and 1950s smaller sized homes were sold as an affordable housing option. These units were called "Trailers" because they could be easily moved from one location to another. In the 1960s and 1970s the homes were called "Mobile Homes". They were much larger and had many more amenities; however, they were not very mobile. Trailers and Mobile Homes were built before June 15, 1976 therefore they do not conform to the federal HUD building code minimum standards.

Today's "Manufactured Homes" are constructed in a controlled factory environment under a federal building HUD code 24 CFR Part 3280. The HUD code is the only federally-regulated national building code and applies to all homes built after June 15, 1976. Note: the HUD Code is the nation’s minimum building standard.

A “Modular Home” is built on a frame in a manufacturing factory and is transportable in sections for delivery on a permanent foundation. Modular homes in New York have an Insignia of Approval from the state signifying conformance to design and construction requirements of the NYS Uniform Fire Prevention and Building Code. Generally speaking, the NYS Building Code is a higher standard than the HUD Code. Note: Evergreen Community is not allowed to have Modular homes installed on the property.

As the name indicates, it is a Manufactured Home built to federal HUD standards with one or more Modular upgrades like; Full Sheetrock, Extra Insulation and/or Dormers. Most of Evergreen Community’s homes fall into the HUD-ular category because of the significant upgrade packages included in each home - talk to the Sales Representative to learn what makes our homes superior to others sold locally.

· Single Wide Homes – $375 monthly (paid automatically on the 1st of the month).
· Double Wide Homes – $425 monthly (paid automatically on the 1st of the month).
· Includes: Water, Sewer, Trash Removal and Snowplowing of Community Roads.
· Does Not Include electric which is billed to each Home Owner individually.
· Amenities such as storage sheds, decks and carports are permissible throughout most of the park, along with several nicely shaded lots allowing for limited personalized landscaping (with prior approval).

No because engineering design restrictions make it necessary for Evergreen to order each home to fit site constraints for each Lot. All homes sold will be brand new homes sold by Evergreen.

· We understand that pets can constitute a vital part of a person's life.
· Unfortunately, Dogs are not allowed at Evergreen Community … sorry there are no exceptions.
· Cats and other small pets are permitted, with an application and adherence to the governing rules.
· There is a $25 fee for each pet per month.
